BUYER'S PLAN

PURCHASING PLAN

The following is my "Performance Campaign" for finding you a home. This is a brief overview of what you the "buyer" would expect to receive from for me as your Realtor, and the services I have to offer towards finding you a home.

It is my purpose to assist you in finding you the best home for your dollar. I am very good at "listening" to what you say you want and finding what you need. As a licensed Real Estate Agent and a REALTOR member, my mission is to provide the highest level of professional service to each one of my clients. My education and experience has taught me to listen attentively, give informed options, be a problem solver, communicate effectively and most importantly, to use my skills of negotiation to benefit my clients.

My primary job as a Real Estate Agent is to ensure that my clients’ wants and needs are satisfied. This decision can be one of the biggest, scariest, and unfamiliar processes you may encounter. That is why you need the trained assistance and guidance of a Real Estate professional like myself, to ease you through this process. Your best interest is my primary concern morally, ethically, and legally.

The Following is My "Performance Campaign" for finding you a Home:

INITIAL MEETING

Discuss present housing needs and future housing needs:

  • Single family home vs. Condo/townhouse.
  • No. of bedrooms and bathrooms. Needed now and in future.
  • Square footage of home and lot size.
  • Location vs. commuting to work/school.
  • Desired amenities and age of home.
  • Family size and projected family size.
  • Special needs and accommodations.
  • Preferred condition of property (fixer upper or move in ready?).

Discuss financial abilities including:

  • Discuss down payment, closing costs and deposits.
  • How a larger down payment may work for you the buyer.
  • Discuss, "where is down payment coming from" and how money from outside sources works.
  • Give you a list of reliable mortgage brokers.
  • Pre-qualification is a must.

THE HOME-SEARCH

  • Store buyers criteria in MLS computer for daily home search.
  • Measure properties against buyer's criteria, using price, location, and amenities.
  • Communicate with other top-producing agents about their up-coming listings.
  • Preview properties that meet buyers criteria.
  • Take digital photographs and e-mail photos to buyer where appropriate.
  • If interested in appropriate home I will:
  • Check for availability of home.
  • Make appointment to show.
  • Meet with buyer at property.

ASSIST BUYER WITH PROPERTY VIEWING NOTING THE CONDITIONS OF:

  • Driveways and sidewalks
  • Landscaping
  • Paint
  • Garage doors
  • Roof and gutters
  • Fencing
  • Floor coverings
  • Windows and doors
  • Cabinets and counter tops
  • Any other conditions that broker observes

Recommend inspections by licensed professionals such as pest inspectors and home inspectors.

PRIOR TO PREPARING THE "PURCHASE AGREEMENT"
(Property transfers live and die based on this contract)

  • Conduct a market analysis of property compared to competition and recently sold properties.
  • Confer with seller's agent to assess "buyers" negotiating position.
  • Communicate with other top-producing agents about their up-coming listings.

PREPARE PURCHASE AGREEMENT WITH CONSIDERATION TO:

  • Purchase price
  • The deposit
  • Who pays closing costs?
  • Loan contingencies
  • Fixtures vs. personal property
  • Zone disclosures (flood, earth quake etc.)
  • Date of escrow closing. (Consideration of moving obligations)
  • Requirements of condition of property at time of closing/possession
  • An overall avoidance of unnecessary controversy, complications or delays
  • Arrange for contract presentation to Seller, Seller's agent, or both.
  • Negociate on buyers behalf.

ESCROW PROCESS

  • Open Escrow
  • Forward and discuss Preliminary Title Report (title of property, any liens, or easements).
  • Coordinate loan processing with your loan officer.
  • Order any inspections and access for inspection.
  • Review all disclosures from seller and respond accordingly.
  • Review findings from inspectors and notify seller of findings.
  • Order and schedule all repair work.
  • Schedule and conduct Buyers "walk-thru" inspection.
  • Arrange escrow sign off meeting.
  • Coordinate close of escrow and transfer of keys.
  • In short terms "handle problems that arise."
